How Do You Know When Your Roof Needs Replaced?

Roofing, like most other things which requires regular maintenance to be performed, deteriorates over time. The elements like sun, snow, ice, rain and moisture start to take it’s toll on your roofing system over the course of many years. But with careful review and the use of proper maintenance, your roof can hang in there. There are features like proper ventilation, regularly checking sealants, the condition of roof shingles and having scheduled roof maintenance which can add significant time to its overall lifespan.
 
When to Re-roof?
According to the national roofing standards, it is best to consider re-roofing when maintenance and repair can no longer prevent recurring leaks or extend useful service life. You should consider re-roofing when:
  • It simply becomes to costly to make necessary repairs on your roof. 
  • Roof repairs just don’t seem to do the trick any longer. 
  • Other damage begins to occur.  When roof leaks start causing issues with the structural components of your home. Such as interior water damage or water which is settling in your attic and rafters. 
  • Damage begins occurring to your home or buildings contents. When rain and/or moisture begin to damage other property other than the roof.
If you are seeing any of these problems listed above, it’s best to have a licensed and insured roofer come out and provide a free roof inspection. This is a great link to start at! At Reeves Roofing, we would never recommend a layover roof. It’s always best to do a full tear-off and replacement. In fact, many counties are updating codes to require full tear-offs and many people in the past have installed up to four roofing systems on their homes or buildings.
